Using my expertise in the real estate field, I have:

·   Provided assistance as the liaison between BPA and the public; before, during, and after danger pole and transmission line rebuild projects to assure that the needs, of all parties involved, are met.

·   Resolved conflicts that arose in negotiations for land rights due to difficult and complex land issues and with difficult or unwilling landowners.

·   Successfully negotiated access rights to federal lands by resolving potential neighboring landowner conflicts and by working with the various landowners making sure that all parties involved had been consulted.

·   Trained others on the process of condemning for a land rights by utilizing the most current internal BPA process.

·   Trained others on reviewing appraisals for technical accuracy, adequacy, and adherence to current BPA policy.  Also address how to obtain assessed property values.  During my appraisal reviews, identified multiple appraisal errors and took steps to have values corrected.

·   In order to assist with project planning, provided project team with a prepared land cost estimate of value to determine cost of obtaining specific rights.

·   Consulted, as an expert, on the best way to modify existing land rights across federal lands (specifically across property owned by the Federal Aviation Administration) in order to meet BPA’s needs.

Provided leasing expertise on BPA’s facility leasing program.  As a leasing expert:

·   Consulted with others on obtaining land cost estimates for leasing facilities.

·   Trained others on how to provide evidence of market value for property rights being leased.

·   Trained others on market survey research in areas where data and comparables are not easily available.

·   Organized and maintained BPA’s database of commercial leases and provided training to other internal BPA organizations on how to access and use the database.

Research and Market Survey activities include:

·   Supervised collection of market data for crop damage claims, including damage to crops, use of herbicides, and farm equipment.

·   Trained others on extensive and complex courthouse research methods including obtaining documentation of ownership, land rights, property descriptions, zoning, and land use classifications.

·   Trained others on market survey research in areas where data and comparables are not easily available.  Explained differences in methods that could be used, depending on state and county where research is being done.

·   Provided oversite for all municipal permitting.

·   Trained others on responding to all types of real estate questions from landowners, developers, public agencies, utility companies, and various internal BPA organizations.
